A proper tune-up takes 45 to 90 minutes per furnace. Here is exactly what we do on every one.

  • Heat exchanger inspection

    Checked for cracks or corrosion that could leak carbon monoxide.

  • Carbon monoxide check

    CO measured around the furnace and in the supply air.

  • Safety controls test

    Limit, pressure and rollout switches tested so the furnace shuts down when it should.

  • Ignition system check

    Igniter and flame sensor verified for reliable startup.

  • Gas pressure verification

    Gas valve confirmed to deliver the correct pressure for your unit.

  • Blower cleaning and inspection

    A dirty blower cuts airflow and makes the whole system work harder.

  • Filter check and recommendation

    Current filter assessed, with honest advice on replacement.

AC winterization included

Have a cooling-only central air conditioner? With your first furnace tune-up, the technician winterizes one eligible AC at the same visit. That means a check of the service valves and a seasonal power shutoff at the outdoor disconnect and the breaker.

  • One furnace and one eligible AC, at the same visit.
  • Heat pumps are excluded from the seasonal shutoff.
  • This is not a full AC tune-up, cleaning, repair, refrigerant service or guarantee.
  • Repairs and parts cost extra and are only done with your approval.

Furnace tune-up questions

How much is a furnace tune-up?

$149 plus GST for the first furnace, including AC winterization for one eligible cooling-only central AC at the same visit. Each additional furnace in the same home is $99 plus GST. The price is confirmed before any work starts.

What does the AC winterization include?

For one eligible cooling-only central air conditioner, the technician checks the service valves and shuts off power for the season at the outdoor disconnect and the breaker. Heat pumps are excluded. It is not a full AC tune-up, cleaning, repair, refrigerant service or guarantee.

I don’t have air conditioning. Is the price different?

No. The furnace tune-up is $149 plus GST whether or not you have an AC.

Can I add water-heater service to the same visit?

Yes, as an option during a paid furnace tune-up at the same address: gas storage tank burner cleaning and inspection for $79 plus GST, or tankless descaling and filter service for $199 plus GST, per eligible unit. With one furnace that is $228 or $348 plus GST in total. Booked on their own, these services are $149 and $249 plus GST.

How long does a furnace tune-up take?

A proper tune-up takes a qualified technician 45 to 90 minutes per furnace. If a company offers a 20-minute tune-up, ask what they are skipping.

We show you what we found and give you an upfront price for the repair before doing anything. Repairs and parts cost extra and are only done with your approval.
